Rope access technicians working on curtain wall glazing beside scaffolding on a high-rise facade

Window Sealant Replacement

Window sealant replacement for upper floors and curtain walling.

Perimeter mastic and glazing joints dry out, crack and pull away over time, and on tall buildings they are a frequent route for rainwater. Asset Access removes failed sealant and reseals window and curtain wall joints by rope access across Newcastle and the North East.

01 - Service Detail

Specialist access for North East buildings.

We plan the access method, inspection route and repair sequence around the building, the defect and the disruption risk.

Failed seals let water in

Sealant around window frames and between curtain wall panels moves every day as the building heats and cools. Once it hardens, splits or loses adhesion, wind-driven rain is pushed through the gap and can appear inside some distance away from the joint. If the source is not yet clear, our leak detection service can confirm it before any resealing starts.

Cracked or shrunken perimeter mastic
Sealant pulling away from frame or reveal
Gaps at curtain wall transoms and mullions
Damp patches beside or below windows

Upper floors reached by rope access

Resealing a single high-level window should not need a full scaffold. From ropes, technicians can work joint by joint across an elevation, inspecting as they go and treating only what has failed if that is all that is needed. That keeps cost proportionate on tall offices, hotels and apartment blocks.

Doing the joint properly

Running new mastic over old sealant rarely lasts. We cut out the failed material, clean and dry the joint, prime where the sealant system calls for it, fit backer rod to control depth and tool the new bead so it bonds to both sides. The sealant type is chosen to suit the joint width, the movement expected and the materials either side.

Old sealant fully raked out
Joint cleaned, dried and primed
Backer rod set to the correct depth
New bead tooled for a weathertight finish

03 - How It Works

Clear process, practical output.

Joint inspection

We examine sealant along each frame and panel joint, noting splits, gaps and loss of adhesion with photos.

Cut out old mastic

Failed sealant is removed back to clean surfaces so the new material bonds to the frame and substrate, not the old bead.

Prime and back

The joint is cleaned and dried, primer applied where needed and backer rod fitted to set the right sealant depth.

Seal and tool

New sealant is gunned in and tooled smooth, then we photograph the finished joints for your maintenance records.

04 - FAQs

Questions customers ask before booking.

How do I know if window sealant needs replacing?

Look for cracks, gaps, hardened or crumbling mastic, sealant pulling away from the frame, or damp and staining near windows after rain. On tall buildings these signs are often only visible up close, which is why an inspection from ropes is useful.

Can you reseal just one leaking window?

Yes. If inspection shows a single joint or window has failed, we can reseal that area alone. Where sealant across an elevation is the same age and showing similar wear, a wider reseal may be better value than repeated visits.

How long does window mastic usually last?

It varies with the sealant type, the quality of the original installation, joint movement and exposure to sun and weather. Rather than relying on a fixed age, we recommend inspecting external sealant periodically and replacing it when it shows signs of failure.

Can sealant be replaced in winter?

Often, yes, but sealant needs a dry joint and suitable temperatures to cure properly. In cold or wet spells we may make a joint watertight temporarily and come back to complete the permanent reseal in better conditions.
