Rope access technicians abseiling down the glass facade of a high-rise tower

Rope Access Window Cleaning

Rope access window cleaning for high-rise and hard-to-reach glazing.

When glazing sits beyond the reach of water-fed poles, and there is no cradle or platform that can get to it, abseil window cleaning is often the simplest answer. Asset Access cleans windows, curtain walling and atrium glass on commercial buildings and managed residential blocks across Newcastle and the North East.

01 - Service Detail

Specialist access for North East buildings.

We plan the access method, inspection route and repair sequence around the building, the defect and the disruption risk.

When abseiling beats a cradle or MEWP

Some buildings have a building maintenance unit that covers most elevations but misses set-backs, curved corners or recessed bays. Others have no cradle at all, or sit on streets where a MEWP cannot be parked without a road closure. Rope access needs only suitable anchors on the roof and a small cordon below, so it fits buildings where other methods are impractical.

Buildings with no cradle or BMU
Elevations a cradle cannot serve
Narrow streets with no room for a MEWP
Set-backs, balconies and curved facades

Glazing we clean

We work on punched windows in office and residential blocks, full-height curtain walling, glass balustrades and atria. Pure water and soft brushes suit most glass, with frame and transom wipe-downs so the finish looks even. If you also need cladding, stonework or signage cleaned, that is handled under our high level cleaning service.

Atria and internal glazed voids
Residential towers and student blocks

Scheduled cleans for managed buildings

Facilities managers and managing agents usually want windows cleaned to a fixed cycle rather than when someone complains. We agree the frequency, the elevations covered on each visit and the start times, and record each visit with photos. Technicians also note cracked panes, failed seals or loose beads they see while on the glass.

Quarterly, biannual or annual cycles
Early starts around tenants and guests
Photo log for each visit

03 - How It Works

Clear process, practical output.

Anchor and roof check

We confirm roof anchors or suitable structural points, parapet conditions and how each drop will be rigged.

Cordon the ground

An exclusion zone is set up beneath each drop, with entrances kept open and signage for staff and the public.

Wash each drop

Technicians descend in vertical lines, cleaning the glass and frames in each bay before moving across.

Log and set the cycle

We photograph the finished elevations, note any glazing faults and agree when the next clean is due.

04 - FAQs

Questions customers ask before booking.

How often should high level windows be cleaned?

Many commercial buildings book two to four cleans a year. Hotels and offices facing busy roads or the coast often need more, while sheltered residential blocks may be fine with one or two. The right interval depends on location, use and how much the appearance matters to you.

Do we need roof anchors for abseil window cleaning?

Rope access needs secure anchor points. Many tall buildings already have certified anchors on the roof. Where they do not, we look at whether suitable structural points can be used or whether temporary anchor systems are appropriate.

Can you clean windows while the building is occupied?

Yes. Most window cleaning happens on occupied offices, hotels and apartment blocks. We cordon off areas below the ropes and agree start times so staff, guests and residents are not disturbed more than necessary.

Is window cleaning stopped in bad weather?

High winds, heavy rain or lightning stop rope work for safety, and we will rebook rather than work in poor conditions. Light drizzle does not usually affect the result on glass.
