Commercial Flat Roof Repair – Sandman Signature Gatwick
Flat roof repairs and liquid waterproofing completed at Sandman Signature Gatwick, resolving leaks, standing water and failed roof details.
01 - Challenge
The problem.
Several flat roof areas at Sandman Signature Gatwick were actively leaking. The existing roof coverings had deteriorated, with worn surfaces, failed details and widespread standing water allowing moisture to enter the building. The repairs were complicated by multiple roof levels, restricted working areas and numerous cables, drainage points, equipment bases and rooftop plant.
02 - Solution
What we did.
The affected roof areas were inspected to identify the likely points of water ingress. The surfaces were then thoroughly cleaned and prepared, with damaged sections and vulnerable roof details repaired before waterproofing began. A seamless liquid-applied waterproofing system was installed across the roof surfaces and carefully applied around outlets, upstands, perimeter edges, cable routes and equipment supports. This created a continuous protective membrane designed to stop further water ingress and extend the serviceable life of the roofs.
Commercial flat roof repair at Sandman Signature Gatwick
This commercial flat roof repair in Gatwick was completed after several roof areas at the Sandman Signature hotel began allowing water into the building.
The project was originally delivered by members of the current Asset Access UK team before the formation of Asset Access UK. The same roofing, waterproofing and specialist maintenance experience now forms part of the services we provide to commercial clients across the UK.
Identifying the source of the leaks
An inspection found that the existing roof coverings had deteriorated in several areas. Worn surfaces, failed details and widespread standing water were contributing to the ongoing water ingress.
The roofs contained numerous drainage outlets, perimeter upstands, cable routes, equipment bases and rooftop plant. These created multiple vulnerable points where the waterproofing had to be carefully inspected and repaired.
Preparing the roof areas
Before the waterproofing system could be installed, the affected roof surfaces were thoroughly cleaned and prepared. Debris, organic growth and loose material were removed, and damaged or vulnerable sections were repaired.
Particular attention was given to drainage points, roof penetrations, equipment supports, perimeter edges and changes in roof level. Correct preparation was essential to create a sound surface for the new waterproofing system.
Installing the waterproofing system
A seamless liquid-applied waterproofing system was installed across the prepared roof areas. The system was carefully worked around the rooftop equipment, outlets, upstands, cable routes and other complex details.
Because the waterproofing was liquid applied, it created a continuous protective membrane without the joints and seams associated with some traditional roof coverings. This made it particularly suitable for the congested and irregular roof areas found across the hotel.
The work was carefully planned around the operational hotel to minimise disruption while allowing each section to be properly prepared, repaired and protected.
The completed result
The completed system provided a continuous waterproof finish across the roof surfaces and vulnerable details, resolving the active leaks and improving the long-term protection of the building.
The project demonstrates how detailed roof preparation, targeted repairs and liquid waterproofing can restore complicated commercial flat roofs without requiring a complete roof replacement.
