01 - Challenge

The problem.

Newcastle City Council required a water ingress investigation and high-rise leak repair to a residential building in Newcastle upon Tyne. The suspected point of water entry was located externally around the window and façade system at height, requiring specialist rope access in Newcastle to safely reach and inspect the affected area. Previous repair work was visible around the window frame, but water ingress remained an issue. Our team was tasked with investigating the affected façade and carrying out targeted high-rise building maintenance without the disruption and cost associated with extensive scaffolding.

02 - Solution

What we did.

Asset Access UK used industrial rope access techniques to reach the affected elevation and carry out a detailed water ingress investigation around the window frame and surrounding façade junctions. The previous repair material was carefully removed, allowing the underlying areas to be inspected. The window frame and surrounding junctions were then cleaned, prepared and professionally resealed as part of the remedial water leak repair. Using rope access for high-rise building maintenance allowed the repair to be completed directly at the affected location while minimising disruption to residents and the surrounding area.

High-Rise Water Leak Repair in Newcastle

Asset Access UK carried out a rope access water leak investigation and repair to a high-rise residential building for Newcastle City Council in Newcastle upon Tyne.

Water ingress had been reported around a window area at height. Due to the location of the affected area, industrial rope access provided an efficient way to reach the external façade and investigate the problem without the need for extensive scaffolding.

Rope Access Leak Investigation

Our rope access technicians accessed the affected elevation and carried out a close inspection of the window frame, surrounding façade junctions and previous repair work.

Existing repair material around the window was carefully removed so the underlying areas could be properly inspected. This allowed our technicians to assess the condition of the window and façade junction rather than simply applying additional material over the previous repair.

Window Frame Cleaning & Resealing

Following the investigation, the affected window frame and surrounding junctions were thoroughly cleaned and prepared.

New remedial sealing was then applied around the relevant window and façade interfaces to address the reported water ingress and provide a properly prepared, targeted repair.

High-Rise Repairs Using Rope Access

Using rope access for high-rise building maintenance allowed Asset Access UK to work directly at the affected location while minimising disruption to residents and the surrounding area.

Rope access can provide an effective solution for localised water ingress investigations, window sealant repairs, façade repairs and high-level inspections where conventional access can be difficult or disruptive.

Ongoing High-Rise Maintenance Experience

This project forms part of Asset Access UK’s experience carrying out similar rope access water ingress investigations and remedial repairs across multiple high-rise residential buildings in Newcastle.
